Renting is one of the problematic issue
Nargiz 1562661Sep 30, 24
Lately, renting has become very high. When it comes to food or clothes, one can save up. But renting is something that you depend on others. The cheapest renting in Canada is $2,000 for a family. It takes half the budget. Even if one wants to rent places with low price, it doesn't work as it is wished.

Rental distress is a very real issue. There is NO way to save for a home which would be cheaper in some parts to pay on a mortgage.. and if there was a crisis you could ask the banks to freeze those repayments for a short time or have them adjusted.Rental? You get peppered with emails ,txts or calls from the real estate upon being one day late each and every month. It's relentless and scary knowing you can be served up an eviction notice regardless of how well you look after a property .

There’s no enough public housing in New Zealand especially not age friendly places for older people. In many cases councils have give up on pensioner housing which is a shame as there’s a definite need and unlike what public housing there is it was better managed.

Renting in NZ is astronomically high also. I am grateful for owning my own home, after many years of hard work and sacrifice. I think here in NZ there is a huge shortage of tradies and the costs involved with building your own home have increased. Not to mention interest rates sky high. Sadly, apprenticeships are few and far... not like the good old days when training while working to gain a trade certificate was a good option after leaving school. Builders, Electricians, Plumbers and even Labourers are hard to find now! So it's a sad situation for many and the lower and middle income families are forced to pay huge amounts each month for inadequate rental accomodation

The rental crisis is not a problem, it's a symptom. As are water shortages, power shortages, traffic congestion, health care shortages and climate change. They are all symptoms of unsustainable population growth. Our birth rate is declining but the governments make up for it by unplanned immigration. They want more people as it stimulates growth. Big business want more people so they have more customers and a bigger employee pool. So we bring in more people in an unplanned way and we all suffer. The NSW government is going full tilt on squeezing more people into places that have good infrastructure until is no longer able to support the people who live there. The world population growth rate is slowing but the population still keeps growing. When will we wake up.

Most landlords left the market as they being tax so much from the government. The insurance, payment, etc cost the price go up. My father rent a place out in old days she $300 a week. As rent go up the lady was paying the same as she moved in the first day. As she left years later came to rent it's my dad said to her if you were here now you had the same rent no more now it's double in price

Our government has decreased taxes for landlords and made it easier for them to evict tenants . They are also removing the healthy homes standards that were put in place so that tenants were not living in mouldy uninsulated and draughty homes. My rent just went up another $40 a week but its a case of pay up or you are homeless. Many of the MPs in power are landlords...what a surprise!

My husband and I were renting when a previous Labor Government abolished negative gearing. Thousands of houses went onto the market overnight, including the house we were renting. When we went to find somewhere else to rent there wasn't anything available because they were all on the market to be sold. Luckily a family was going overseas and asked the agent managing the house we were renting to find a tenant for them and the agent recommended us. The amount of rent took our breath away but at least it was a roof over our head. I don't know what we would have done if it hadn't come along. Some months later the government saw the problem it had caused and reintroduced negative gearing and eventually as more houses were available to rent the rents settled down. It's all about the law of supply and demand, more houses lower rent but less homes the higher the rent.

Rent prices are nothing compared to those dealing with 13 interest hikes in one year increasing mortgage payments by $4000 per month with no house to live in whilst waiting for the builder to finish building a home that has taken over 3 years to build. A loan locked in until build is complete. So if you are complaining about a $100 increase then open your eyes to see how others are suffering!

High interest rates and inflation are painful for everyone because businesses pay interest too. Hopefully things might settle down next year and we can all breathe a little easier. We had just finished our house when interest started to rise and it got to 17%. It was either lose our new house or add 5 years to the mortgage. It's a horrible sick feeling in the pit of your stomach. I hope things get smoother for you, and soon.

Yes Australia too. I moved regional 13years ago,it was cheaper back then. But know it's comparable to city's. I share a house and our rent for an older home, outside of our small town is $2280 per month. I pay half and that's more than 65% of my pension. I still have to pay water, gas, electricity, phone, and food. It's hard. What's worse is there is virtually no long term rentals anymore. All vacant properties here are air b'n'b. Online holiday rentals. The landlords can make 6months rent in 1 or 2 weeks. It's a no brainer for them, but catastrophic for people that don't own a home and must rent. There is literally no where to go. In our city's like Melbourne, prospective renters even bid for properties, it pushes the cost above the reach of people like me. Something got to change. Or be prepared for many to live in cars ,tents on the streets etc.

In Bendigo, there are also free meals put on by Rotary every week. Pensions have just increased, with an additional bonus for power supplements. Usually twice a year. Where do you live

Last year, our rent increased by 10%, which put a real strain on our budget, along with all of the rising prices on groceries and other things. As a result, many other tenants have moved out, leaving several vacant units.Hopefully, there won't be another large rent increase next year, because we love it here, and don't want to move again, but we are both retired and living on a fixed income, Social Security and my small pension.

My husband & I migrated to Australia back in mid-1975 to give our family a better life. At first, we bought a house which was great. Fortunately, my husband got a job shortly after we arrived & I got a job then in the city. I then lost my job because our youngest daughter became ill & I had to stay at home to look after her. When she became better, I started looking for a job again & got another job in the city. I lost that job because I had to go into hospital for a major operation. About that time, my husband was disliking his job & wasn't happy there anymore, so we used the collateral we had in the house & bought a mixed business/deli & ran that between us. Hard work as we were open 24/7. After 2.1/4 years we sold it & bought a house, which we had for 7 years before we sold that & bought a house which was at the last finishing stage we used to go & have a check every couple of days. We then sold that but after we paid to clear our debts, we had no capital to put on another house. My husband had been working but I lost my job because I had bi-lateral carpal tunnel syndrome & allotted to have wrists operated on at the same time. At that time - this mid-1985 or so, & the interest on purchasing a house was at 17.1/2% which we found impossible to manage on one wage. I put my name down for public housing & during the ensuing years, we rented privately until my name came up to get a house. The first two we were offered were no good for various reasons & when the 3rd offer came up & I got the keys to go & have a look, I couldn't get in touch with my husband quick enough! He was at work. Obviously, we took that offer. If we didn't my name would go to the bottom of the list & we would have to wait all over again. We have been very happy with that choice. It's hard when you see Public Housing houses left in the way that some are. There probably be a few more house inspections to try & keep this type of damage to the minimum so that there are more houses for those on the waiting list.

I agree that rental prices are problem in many areas. However, I question why it is a government responsibility to provide affordable housing. I think that it is the government's responsibility to implement policies that lead to a robust economy and an infrastructure that enables people from all walks of life to provide for themselves. The issue is concentration of economic power. People decided that real estate was a way to gain wealth and so companies and individual investors leveraged real estate during the low interest rate environment to purchase multiple properties. People also decided to purchase homes and then renovate them for themselves. These things combined to drive up property prices and reduce the amount of rental stock. Additionally, people chased returns from all asset classes including real estate. They invested in these classes and were able to secure higher returns and rents. So, it's a combination of government policy and individual motivations for higher returns that contribute to the lack of affordability in the rental market. It is also true that people want to live in high demand areas. If the various levels of government were truly interested in affordable housing, governments would leverage public rental stock efficiently - higher rents in higher demand areas subsidizing rents in less desirable areas and investing infrastructure to support these areas. But, what governments tend to do is subsidize rents in high demand areas and not have the funds to invest in other areas or infrastructure.

The problem was always getting the down payment together. Home prices have risen at an unheard of rate. Here in Canada, the mortgage insurance company has raised the down payment thresh hold and the payment hardship test limit. This makes home ownership extremely hard, and in a majority of cases, down right impossible to accomplish. Between the three levels of government and the out of control developers the scale is certainly stacked against people with average or lower incomes.

Know it's not always possible and tenants came be a nightmare. I personally would never rent any thing again after doing it for 4 years. Buy a fixer upper or some thing away from town. Buy a unit if can't afford a house. I know landlords ask for the world in rent in some cases. Some are doing tiny homes which may work for a bit if you know some one with land or into a caravan park (RV park). Rent a cabin in an RV park, they can be affordable depending on where you are. I guess go with what suits you and what you can afford and where your family may fit. RV parks there are other children around and a play ground, some have swimming pools. There are options. Keep your mind open and try it, if it doesn't work out, try some thing else.

This has been and has always been an elitist attitude by University trained people in authority. Not everyone wants or needs to go to University. It is only recently that this approach to education has been debunked, but it will take a generation to fix the shortage that attitude created. However, lack of trades is only part of the problem. Housing supply has been severely affected by successive governments not being directly involved in social housing. Farming out this type of government responsibility under the guise that Private and non profit organisations can provide the service cheaper and more efficiently is another failed concept adopted by all governments for decades. What needs to happen is Governments to re-establish their own housing organisations and build houses for low income people itself. In the 1950's and 1960's, Government authorities built low income housing in large quantities. Whilst these houses did not have multiple bathrooms, enclosed garages, games rooms etc., these houses were cheap to build, and cheap to rent. This had a 2 fold effect on housing and rental prices. It meant that low income people had affordable rental to get themselves financially more secure, and it provided a lowering pressure on owner occupier housing costs by keeping low income people out of the private market, and also added significant housing stock to the nation, reducing the incentive for private builders and houses on the market to increase in cost at this currently unsustainable rate.

Investors cannot build without someone to do the physical work. I have been dealing with tradespeople in Sydney recently and found they are unreliable and do not turn up when they say they will. I have been told that often they have several jobs going at once and then only spend a short time at each to just keep the job progressing. We can import tradies, but where to they live. I feel we need to make the trades as attractive now as in the past. It was a real pride for someone in the family to get a trade, but now we want our kids to go to uni to get a good job. A trade is a good job and after a poor wage start as an apprentice, is a good paying job.

It's been going up 10% (or more) a year since COVID. That means that in 5 years it will been around the $650 a week range. That's 70% of my wage. It's actually cheaper to pay off a house but of course you need 20% deposit. And how you are suppose to save $100,000 when all you have left is 30% of your wage to pay for food, bills and living expenses?

Even with a 20% deposit of $183,000 my weekly repayments over a 25 year loan is $1280 or $2540 a fortnight...which is more than 100% of my wage.

This leaves a gap in the rental market, but opens up the market to buyers, if they have the capital for a deposit. .would be great if you could just start young, with a housing savers account, to use when you need that all important deposit..

Rich people getting richer & the rest are falling further and further behind. Greed is the main driver. Greed of companies & of individuals & real estate agents who are forever pushing to raise rents & sale prices so they get a bigger cut. I fear for my kids generation & the next. They have no hope of owning a property. Many carry huge HEC's debts they accrued trying to ensure they could have decent paying jobs. If mummy & daddy were rich they could pay upfront & get a discount, whereas those who don't come from money are burdened for years as the debt is indexed each year. Those on any sort of welfare payment have no options for rentals or mortgages. Unless they have supportive family they are becoming homeless. Working families are becoming homeless.More people who have never sort support for food or utilities or anything else are increasingly turning to food banks & other welfare supports. It is scary out there.

I was lucky to get a small 2 bedroom apt fairly cheap but it was slapped together and I hate that I can't afford anything better for my daughter and myself. I'm on a disability and living in a crappy apt just adds to my depression

The governments all have committees which the tax payer pays millions for to come to the conclusion the housewife knew about months if not years before. Just ask them. When I was a teen/young adult I stayed in the family home along with my 3 sisters and we paid board. We also did housework to help out and worked full time jobs. Some areas in Australia for a 2 bedroom town house the weekly rental is $700 plus but homes are much higher plus water, plus electricity, etc. and of course usually a 4 week rental bond as well.
